Understanding Hurricane Damage: Wind vs. Water
September 27, 2023
As soon as a storm or hurricane threatens, the concern about the damage to our property becomes a central issue. However, it is essential to understand the difference between wind damage and water damage, as this can have a significant impact on how insurance policies cover these events.
The devastating effects of storms can vary depending on their nature and the elements involved. While it is crucial to assess the damage and its origin to determine the coverage of a policy, it is equally important to know how these factors influence the protection that your insurance provides.
Insurance policies are designed to cover damage caused by wind gusts in a hurricane. This includes structural damage such as broken doors and windows, as well as roof detachments. For example, if the wind breaks a window or tears off a portion of the roof during a hurricane, these damages will be covered up to the policy limit. Even if water entry subsequently affects the structure, coverage is maintained because wind was the original cause.
However, the situation changes when it comes to water damage. If water enters through the roof, under doors, or other openings during a hurricane, this is considered water damage, not wind damage, and generally will not be covered by your homeowner’s policy. It’s crucial to remember that homeowner policies do not protect against damage caused by lack of maintenance, such as leaks or inadequate sealing.
It's essential to recognize that although hurricanes bring heavy rain, activating hurricane coverage on a policy requires that the initial property damage be caused by wind.
In addition, a separate, specific flood policy is needed for protection against hurricane-associated flooding. This policy covers water damage if the flood meets certain criteria, such as being a widespread event and affecting multiple properties or numerous acres of land.
It’s important that you know and understand your insurance policy and take a proactive approach to protecting your property. Given the unpredictable nature of extreme weather events, being informed and taking appropriate preventive measures can make a difference in protecting your most valuable investment: your home.
